Paving

Asphalt is a preferred paving solution in the Tampa Bay area, and for good reasons. Not only is asphalt cost-effective, but it is also durable. In fact, if constructed correctly, asphalt can last for decades or longer. Additionally, it doesn’t take long to install, which reduces the amount of downtime for parking lots, walking paths, and more. For these reasons, asphalt has been and continues to be a popular paving material in the Tampa Bay area.

Parking Lot Striping

For most businesses, leaving a good first impression is important. As a result, one of the first impressions of your company is its parking lot. Not only can a poorly maintained parking lot leave a bad impression, but it can also be difficult to navigate. While maintaining a smooth driving surface is important, having a well-marked and striped parking lot enhances your business appeal.

Repair

Here in Florida, asphalt surfaces take a beating. Consequently, asphalt repair and maintenance services are a must. The quality of your asphalt surface creates a lasting impression on your customers. Not only can cracked or potholed asphalt surfaces harm your curb appeal, but they can also be dangerous. Potholes and cracks don’t get better over time. In fact, it is always better to take care of asphalt problems as soon as possible.

Milling

The professionals at All Phase Paving & Sealing understand that no one wants to drive on roads or in parking lots that aren’t smooth and stable. While being uncomfortable and annoying, negotiating potholes and uneven pavement is also unsafe and can cause damage to vehicles. If you have a road or parking lot that needs repair, asphalt milling may provide a less expensive alternative.

Sealcoating

If you are looking to protect and beautify your asphalt pavement, look no further than the sealcoating services at All Phase Paving and Sealing. The sun, dripping oil, and various other factors can harm your asphalt surface. Not only will sealcoating protect your parking lot from the elements, but it will also give your surface a fresh new black look. Sealcoating is the best and most cost-effective way to protect your asphalt structure.

Crack Sealing

While cracks in your asphalt parking lot may not seem like a major problem, they can surely lead to future problems. Let’s face it, cracks don’t get better over time. It is always better to take care of cracks as soon as possible. If you wait to repair your asphalt surface, you run the risk of complete asphalt failure. Catching repairs before they become major issues, will save you thousands of dollars.

FAQs

How do you maintain asphalt pavement?

To maintain asphalt pavement, regularly sweep or pressure wash it to remove debris and prevent dirt buildup. It would be best to repair any cracks or potholes as soon as they appear to prevent them from worsening. Sealcoat the surface every 2 to 3 years.

Will rain ruin new asphalt?

Rain can negatively affect newly laid asphalt if it occurs shortly after the surface has been laid. If it rains within the first 24 to 48 hours after the asphalt has been laid, it can cause the surface to become soft and damage the pavement’s structure. Also, rainwater can seep into the asphalt and weaken its bonds, leading to cracks and potholes forming in the future. Therefore, it is always best to avoid laying asphalt if rain is expected within the first two days.

What happens if asphalt isn't sealed regularly?

If asphalt isn’t sealed regularly, it can lead to several problems. Over time, asphalt surfaces can become brittle and cracked due to exposure to the elements. This can result in potholes and other damage that can be costly to repair. Regular sealcoating can help protect asphalt from UV rays, water, and other types of damage, extending the surface’s life and reducing the need for more expensive repairs down the line. Additionally, sealcoating can help improve the appearance of asphalt surfaces, giving them a fresh, clean look.

How long should you wait to walk or drive on a freshly sealcoated asphalt surface?

Typically, you should wait at least 24 hours before walking or driving on a freshly sealcoated asphalt surface. However, it’s best to follow the specific instructions provided by the sealcoating company, as drying times can vary depending on temperature and humidity. It’s important to avoid heavy traffic or parking on the newly sealed surface for at least 48 hours to allow the sealcoat to cure fully.

How long does asphalt pavement last?

The lifespan depends on various factors such as climate, traffic, and maintenance. However, with proper care and maintenance, it typically lasts 20-30 years.

Is asphalt environmentally friendly?

Asphalt can be considered an eco-friendly option compared to other paving materials such as concrete. This is because it is a recyclable material that can be reused multiple times without compromising quality. Additionally, asphalt pavement has been proven to reduce fuel consumption and greenhouse gas emissions due to its smooth surface, reducing friction between tires and the road. When adequately maintained, asphalt can be a sustainable and eco-friendly option for paving surfaces.

How often should asphalt be sealed?

Asphalt should be sealed every 2-3 years to protect it from the elements and prevent cracking and deterioration.

How long does new asphalt need to be cured before being driven on?

It’s important to remember that driving on freshly laid asphalt before it has enough time to cure can harm the surface and result in tire marks. Waiting for a minimum of 2-3 days is generally recommended to avoid such damage before driving on new asphalt.
