Signs Your Asphalt Surface Needs Sealcoating
- Fading Color (Gray or Dull Appearance): Fresh asphalt is dark black. Florida’s intense sun and UV rays cause oxidation, making pavement turn gray. This fading signals that the protective layer is wearing away, and sealcoating is needed
- Small Cracks Forming: “Hairline” or spider-web cracks often appear from sun exposure, heavy rain, or high traffic. If left untreated, they widen, allowing water to seep into the base and cause potholes.
- Surface Wearing Down (Rough Texture): Areas that look rough or have loose gravel indicate aggregate is loosening because the binder is deteriorating. Sealcoating restores smoothness and protects against further wear and tear.
- High-Traffic Areas Looking Worn: Drive lanes, loading zones, and entrances/exits show wear first. Sealcoating provides a fresh protective layer that can handle heavy commercial traffic.
- Visible Oil or Chemical Stains: In commercial parking lots, vehicle oils and fluids break down the asphalt. Sealcoating creates a protective barrier that resists these spills.
- Frequent Florida Weather Exposure: Even if you don’t see damage yet, asphalt in Lake Magdalene is constantly exposed to UV rays, heavy rains, and high humidity. Most commercial properties in Florida need sealcoating every 2–3 years to prevent premature breakdown.
- Pooled Water or Drainage Issues: Asphalt should allow water to run off. If puddles sit on the surface after Florida’s frequent rains, it means the pavement is losing its smooth, sealed surface.
- Rule of Thumb in Florida: If your asphalt is over 2 years old, appears gray, or shows cracks/pooling, it’s time to schedule sealcoating before costly repairs are needed.
Benefits of Sealcoating
-
Protects Against Weather Damage – Shields asphalt from Florida’s intense sun, heavy rain, and temperature swings that can cause cracking and fading.
-
Prevents Oxidation & Crumbling – Keeps the surface from becoming brittle and breaking apart over time.
-
Resists Oil, Gas, and Chemical Spills – Creates a barrier that protects against common automotive leaks that can eat away at asphalt.
-
Extends Pavement Life – Regular sealcoating can double the lifespan of your parking lot or roadway by reducing the need for costly repairs.
-
Restores a Fresh, Black Finish – Improves curb appeal by making faded surfaces look new again.
-
Cost-Effective Maintenance – A relatively low investment compared to resurfacing or replacement.
-
Improves Safety – A smoother, darker surface enhances visibility of striping and traffic markings.

What can I do to Extend the Lifespan of my Asphalt?
To extend the lifespan of your asphalt, consider the following tips:
Regular Maintenance: Schedule regular inspections to identify issues early. Look for cracks, potholes, and other signs of wear.
Sealcoating: Apply sealcoating every few years to protect the asphalt from UV rays, water, and oil. This creates a barrier that can significantly extend its life.
Crack Filling: Address small cracks as soon as they appear. Use a suitable crack filler to prevent water from seeping in and causing further damage.
Pothole Repair: Repair potholes right away to prevent them from worsening. This will help maintain the integrity of your asphalt.
Proper Drainage: Ensure that water drains properly away from the asphalt surface. Proper drainage minimizes water damage, which can deteriorate the asphalt.
Remove Debris: Regularly clear leaves, dirt, and debris from the surface. This prevents staining and potential damage from organic materials.
Use Suitable Materials: When making repairs or installing new asphalt, ensure high-quality materials are used that can withstand Florida’s climate.
Temperature Considerations: Be mindful of the temperature when performing any maintenance to prevent issues like cracking or improper sealant adhesion.
Hire a Licensed Commercial Asphalt Contractor: It is crucial to hire only licensed commercial asphalt contractors, like All Phase Paving and Sealing, for repairs and maintenance. Licensed professionals have the necessary training, experience, and knowledge of local regulations to perform high-quality work. They understand the specific challenges of Florida’s climate and can recommend the best materials and techniques for your asphalt. Additionally, hiring a licensed contractor protects you from liability issues and ensures that the work meets safety and quality standards. This investment in professional services can save you money in the long run by preventing costly repairs and ensuring your asphalt remains in excellent condition.
When should I Sealcoat my Asphalt Parking Lot?
About 90 days after your new asphalt paving or repairs have been completed it will be cured. Consequently, it should be seal coated at that time. After that it should be seal coated every 3 to 5 years thereafter. Not only will this protect it from fading, but it will also keep it from breaking down. A freshly seal coated parking lot will look fresh and new. And will consequently enhance the entrance to your business, office building or institution.
